Question by Marxist Radicals R Destroyers: Why Did The Democrats Today Oppose Extension On 8k First Time Home Buyer Tax Credit?
The republicans pushed for it, but majority democrats – did not.
They wanted to extend unemployment benifits another 6 weeks- but not the home buyer tax credit? Why do you think that is? Don’t they want the banks to be saved?
Answer by Tucking Fypos Cut spending, don’t cut spending, make up your mind.
To Build or not to Build Can anyone answer this question? Whenever someone has a big decision to make they typically turn to family, friends and of course the Internet for answers. Does building a new home qualify in the category of a big decision? You bet it does and in the real estate market of the past several years, the question of when has become perhaps more prevalent than if. If you have been in the market of building a new home in Maryland, you may just need affirmation that its finally the right time. However, if you have only recently entered into that market, youre lucky, there will be much less negativity supporting your decision. As one of the premiere custom home builders in the market, NDI Homes of Maryland has some clients they have worked with for two, three years or more and have finally decided, now is the right time to build. The stars have seemed to aligned properly for many of these clients and they feel the timing is perfect. Also, there are many reasons to consider building a new custom home in Maryland versus buying an existing Maryland home, however I will focus on a few simple key components of todays housing market.
Opportunity is just one variable that always gets great consideration when the time to buy or build a new home question is asked. We have all heard unlimited stories of the buying opportunities in the purchase market today due to excess and available inventory. Its simple, Economics 101 says, where there is excess inventory a sale is certain to follow! So with the high level of mortgage defaults, reduced equity due to falling home values and of course the economic challenges faced since the recession, there was certain to be a sell off and severe down turn in the real estate market. The questions everyone is asking are, Is the real estate recession over? and Is now the right time to realize a great opportunity? Of course there are still some great opportunities in the resale market, but how about new construction? If you look at new construction inventories as documented by the National Association of Home Builders, they are down substantially. Most builders have cleansed their operations of the spec homes that were caught on the books from the early downward spiral of the market. Many builders have restructured their debt and are only building on a pre-sale and as needed basis. This actually means some time in the future, perhaps sooner than later, there will be a significant demand for new homes. So how does this help the clients that want to build? Its simple, land is more available and the price of land has adjusted where it makes sense to build a home once again. I would call this a time of great land opportunity. Building a new home and creating value starts with the land. If you do not over pay for the land or buy a building parcel with development challenges, you may actually create instant equity in this unprecedented market of difficult appraised values. As a builder, NDI Homes of Maryland has seen a surprising surge in instant equity in the Maryland custom homes they have built for clients in Montgomery County, particularly Bethesda and Chevy Chase with some positive equity in Howard and Anne Arundel Counties as well.
Another key motivating factor for any purchaser is always the cost. What is it going to cost me and is now the right time to buy so I am getting the best deal possible. For most people building a new home, especially a custom home, when to build is typically less prevalent than cost and need. Many of us would like to have a custom home, but if we do not need a custom home at this particular time, cost generally plays a larger part. As someone with over 25 years in the business of New Construction and Construction finance, now is a great time to build specifically because of cost. Certainly we have had times where the cost to build was lower, however building costs volatility in recent years has been attributed more to rising energy costs, or an occasional worldwide crisis created by hurricanes, earthquakes, etc. that have increased demand for building material periodically. The only man made variable that has affected building costs is increased regulations of the IRC building codes. Other than that, we have been free from price increase because of reduced demand and low inflation. With that said, cost to build may have hit the bottom. Regulation will continue to be a burden for builders and certainly a low inventory of new homes will be a burden for the consumer moving forward, therefore allowing the market to increase price! The NAHB/ Housing and Economics forecasts New Construction for 2012 to increase 17% and another 46% in 2013. Good news for builders, bad news for fence sitters!
NDI Homes of Maryland has been one of the premiere custom homebuilders in Maryland for many years. TigerStop, the global leader in linear positioning systems, announces Crown+MiterPro for SawGear. Crown+MiterPro is designed to dramatically simplify all angle cutting. It makes installing items such as crown molding a snap even for the novice. SawGear is a precise and rugged automated length measuring system which attaches to miter and radial arm saws. The new Crown+MiterPro feature will be included in every new SawGear, making it a simple process to cut and install all types of trim such as crown, base, shoe, casings, along with rafters and any other angle cutting. Crown+MiterPro reduces the loss of costly materials when inaccurate cuts are made. Some sophisticated crown materials can cost up to $ 75 per foot and one miscut can cost hundreds of dollars.
The software calculates difficult crown angles and lengths instantly; providing both the right angle and side to set a miter saw, along with the correct length for the part, ensuring the perfect part is cut the first time and every time. To see a demonstration of SawGear and Crown+MiterPro please visit booth #W250 at the International Builders Show, Orlando, FL, February 8 11, 2012.
Cutting crown and complex angles can be challenging with no room for error. By utilizing SawGear with Crown+MiterPro the quality of work is dramatically enhanced and the amount of time it takes to complete a job is drastically reduced, making this an invaluable tool for any job site. The software reduces labor time for crown molding installation by at least 50 percent and can be used for all finish work along with any angle cutting requirements from framing to finish. The ease of using the SawGear with Crown+MiterPro allows the novice or inexperienced user to calculate and cut any difficult angle and length correctly the first time, giving the experienced craftsmen the ability to provide his customer with the highest quality work while finishing the job faster, with no loss of quality in fit nor finish.
We just received a SawGear for a few jobs we are working on simultaneously and love it, said Jon Beyer, owner BarkerBeyer Woodworking. The tedious tasks of measuring, marking, and setting gauges is eliminated with the SawGear. And now with the Crown+MiterPro software, we are confident our guys will get it right every time. Most of our guys groan when asked to do crown molding, but with the SawGear and the Crown+MiterPro software, the whole crew is volunteering and excited.
“SawGear is a disruptive technology for the construction industry, said Spencer Dick, founder and president, TigerStop LLC. Users are cutting framing labor by as much as 30 percent and crown installation time by at least 50 percent while improving overall quality. Construction times are being compressed while the contractor is making no compromises on the final product. When SawGear is used for framing, each subsequent trade finds that the ease of installing everything from drywall to HVAC systems goes quicker. Openings are dead square and level so that doors and windows go in as fast as you can screw them in; tedious leveling and shimming is virtually eliminated. Now, with Crown+MiterPro, the finish and trim are easy – even a novice can be trained to do quality work within a day.
Dick continued, SawGear has won numerous national awards for its innovation and productivity benefits. Now, with the addition of Crown+MiterPro, weve taken the pain and error out of cutting crown, base, siding, trim, and casing, along with any angled framing members from complex trusses to roof rafters. SawGear makes them all simple, and it adds up to savings of thousands of dollars in wasted material and time. We are exited by the impact the SawGear will have on the construction industry.and the increased affordability that will follow in housing costs.
SawGear is easy to use, sets up in minutes, and makes accurate cuts every time. Simply attach the SawGear to any chop saw or radial arm saw, enter the required dimensions, slap the material against the rugged stop and cut the part. SawGear eliminates the miscuts and inaccuracies on the jobsite that all add up to lost time, loss of materials and poor quality.
Question by leoachilles: First time home buyer credit extension if never filed before?
I heard that if I bought a house in 2006 and never filed for the credit it can be done so now with some sort of exemption policy. Anyone know about this?
Answer by Steve D There was no first time home buyers credit in 2006, so there was nothing to file for and as such, there is no exemption or extension..
Question by prezkelly2485: Do I qualify for the military extension of the first time home buyer tax credit?
I am married and my husband has met the criteria of being deployed for more than 90 days in the last year. If he isn’t on the home loan, will I still receive the extension of the tax credit?
Answer by Ryan M He must be on the loan to qualify and the title. If he is not part of the loan, then there is no reason why you can not meet the original deadline. The whole point of the extension is FOR service members who served overseas.
Question by V: First time home buyer tax credit extension for income limit ?
We closed on a home in Oct 2009. The new extension of tax credit has a income limit of 225k for couples. Will we qualify for that limit or will the limit be 150k for us ? Please let us know.
Answer by Judy I haven’t seen the text of the new bill, and actually it’s not law until it’s signed although that’s likely to happen quickly. But odds are that the extension just applies to closings after Nov 30, and that the old limits will apply to you.
